The goal of staging is to make a home appealing to the highest number of potential buyers, thereby selling a property more swiftly and for more money. It can be a daunting and often overwhelming task, but you don't have to break the bank to have your house ready to show and looking as thought it was professionally staged.
Whether you are living in your current investment property or if it has been rented for years, these tips and tricks will have your house sell-ready before you can say “why hasn’t it always looked this way?!”
1) Clean from top to bottom
Cleaning your home is the cheapest way to get it to look it's best. From shining floors and gleaming windows to clean counters and scrubbed grout, every surface should sparkle.
2) Enhance your curb appeal
There are a few things you can do to boost your curb appeal, get people interested even before they come into your show ready home.
Cut the grass and add colorful plants
Make sure your house number is readable
Wash windows and power wash siding and walkways
Do exterior paint touch up to any needed areas
Don't let potential buyers be overwhelmed by your stuff. The first step in getting ready to sell is to de-clutter, so potential buyers can see the space and be impressed by your home. Keep your counters and other surfaces clear, purge anything unnecessary or unsightly.
4) Your space or theirs?
You may love your style, but that doesn't mean that they will. Keep any personal items out of view; family photos and mementos, framed degrees, anything that’s a link to the current owner. Buyers want to imagine themselves in the house, so the more the house is a blank slate, the easier that is.
5) Be aware of scale
Your favourite piece of furniture may be something you think enhances the room but if it makes your space look smaller, it has to go. Using properly-scaled furniture can make all the difference to a potential buyer.
6) Replace cabinet pulls
Sometimes small changes can make a big difference. replacing old or boring cabinet pulls with high-design new ones will add a fresh new look. Consider brushed steel, which looks great with stainless steel appliances, or decorative ceramic.
7) Pay attention to the bathroom
Take a good look around and try to see the bathroom for the first time or ask a friend to give you their first impression. Can the mirror be replaced? Would a nice inexpensive chandelier add a modern and refreshing look? Consider your options and make small adjustments that will make the space look as if it's been renovated.
8) Get the hotel look
In the bedroom, you can get the boutique hotel look by layering on decorative pillows in a limited colour pallet, but don't be afraid to play with various textures and patterns. For the hotel bath experience, display neatly layered and draped, or rolled and stack super plush towels.
9) A great smell makes a house memorable
Remove garbage from every room and don't forget to check the sink. You can buy a room spray and spray the house sparingly before every showing. Putting dryer sheets in closets and dressers can also be helpful. Don't over do it but do consider ways to enhance your home with this easy and inexpensive fix.
10) Now smile and let your home shine
Feeling confident about your home always makes a big difference. people will be able to sense that you are happy in this home and consider the possibility that they might be happy there as well. Stand back and let your house shine and it is sure to impress potential buyers.
